Why join? 

AIPP: Association of International Real Estate Professionals.  
The AIPP represents a "Badge of Honor and Quality of Service of Real Estate Agent". 
The main objective of the AIPP is to improve the standards of professionalism in the real estate market abroad. In a largely unregulated industry, an AIPP accredited member voluntarily agrees to follow the AIPP Code of Professional Conduct. 
MCB Real Estate Costa Blanca has long been admitted as a member of the AIPP due to its extensive experience and reputation in real estate in Spain. 
This means that our customer service standards have been recognized and, more importantly, that we must continue to offer you high quality service in the future.

AIPP Code of Conduct
This Code consists of rules designed to guarantee a dignified and honest exercise of the profession of real estate agent

General
1.1 Members adhere to the highest standards of honesty and professional integrity in their dealings with and with the public.
 1.2 Members shall conduct their affairs with integrity and dignity.
 1.3 Members shall, in particular, refrain from making misleading statements and exaggerated statements in their dealings with sellers, buyers and potential buyers.
 1.4 Members must take all possible measures to avoid conflicts of interest and refuse to process any transaction where such conflicts arise.
 2. Marketing and Sales
 2.1 Members must, if they are promoters or sales agents, clearly indicate that they are or represent the seller of a property. In any other case, the member must specify his status and the interests he represents. Members can download approved letter templates after logging into the Members area of the AIPP website.
 2.2 Members shall always recommend the use of independent counsel for international real estate transactions.
 2.3 Members shall not require potential buyers to sign binding preliminary purchase agreements without giving them a reasonable opportunity to reflect on the contract and obtain legal advice. Nothing in this rule shall prevent a Member from obtaining the immediate signature of a reservation contract or similar contract under which a good is withdrawn from the market for a specified period of time upon payment of a modest deposit and which does not irrevocably bind the buyer to purchase the property.
3. Legal notice

 6.3 If a dispute arises between a member and a seller, buyer or other customer, the member must draw their attention to the existence of the dispute resolution procedure and provide them with a copy.
 6.4 If the Seller, Buyer or other customer so wishes, the Member agrees to invoke and be bound by the dispute resolution procedure.
3.1 Members must comply with all applicable local laws, including tax laws.
 3.2 Members must accept responsibility for all acts of their staff.
4. Relationship with the AIPP
 4.1 Members must comply with this Code of Conduct and all rules established by the AIPP.
 4.2 Members must respond promptly to AIPP correspondence.
 4.3 Members shall, upon request, provide the AIPP with copies of any document relating to their relationship with any other person or their business practices that, in the opinion of the AIPP, may be necessary in order to establish the Member's compliance with its obligations under this Code or in relation to the Dispute Resolution Procedure.
 5. Formation
 5.1 All member companies must endeavour to have at least one member of their team complete the AIPP online compliance training within 6 months of the last renewal of their membership. Effective January 1, 2022.
 6. Dispute Resolution
 6.1 All members must submit any dispute arising between them to the dispute resolution procedure.
 6.2 All professional members must, from the beginning of their relationship with a seller, buyer or other client, inform them of the existence of this Code of Conduct and the dispute resolution procedure through their membership in the AIPP and the associated real estate mediation system. The AIPP logo must be prominently displayed on members' websites, in promotional materials and
 7. Applicability
 7.1 This Code of Conduct, unless the context otherwise requires, applies to all aspects of members' activities in relation to international real estate, including development, marketing, sales, resales, third party introductions and property management.
 7.2 This Code of Conduct does not limit the greater rights that a non-member may enjoy under local or other law.

THE CODE OF ETHICS
It is perfectly permissible and logical that, like any regulated professional, a real estate agent respects a code of ethics, which is generally defined, as the set of rules and duties that define within a profession, the relationships between professionals themselves, between professionals and their clients, but also with third parties.
FRENCH REAL ESTATE AGENT
Through their behaviour and their words, they strive to give the best image of their profession. They prohibit any conduct, actions or omissions likely to harm the profession as a whole.
